Commercial construction projects have different demands to residential ones. The programme is often tighter, the operational context more complex, and the consequences of delays or poor workmanship more immediately felt in the business. Here is a practical guide for businesses in East Yorkshire planning building works.
The clearer your brief, the more accurate and comparable the quotes you receive will be. A vague scope leads to vague quotes, and vague quotes lead to disagreements about what was and was not included. Before approaching contractors, invest time in defining what you actually want: the size and type of the building, the specification of finishes, the programme requirements, and any operational constraints that will affect how the work is carried out.
Commercial building works often need to happen around a live operation. This requires careful programming and a contractor who understands the operational constraints of your business. Phased works, restricted access windows, and noise or dust limitations are all common requirements on commercial projects, and they need to be built into the programme from the outset rather than managed reactively on site.
For commercial projects above a certain scale, the client has legal duties under the Construction Design and Management regulations. If the project involves more than 30 working days with more than 20 workers, or more than 500 person-days of work in total, it is notifiable to the Health and Safety Executive and requires a principal designer and a principal contractor to be appointed. A contractor who takes on a principal contractor role will manage this process, but the client needs to understand their own duties at the outset.
For commercial building works, look for contractors who hold SafeContractor or CHAS approval, are registered with the FMB or a relevant trade body, and have a demonstrable track record on projects of similar type and scale to yours. References from previous commercial clients are worth asking for and following up.
