Building your own home is one of the most rewarding things you can do, and one of the most complex. Understanding the build process from the outset helps you plan your finances, manage your expectations, and make better decisions throughout the project. Here is a straightforward guide to what to expect when building a new home in East Yorkshire.
Every build starts in the ground. Groundworks involve clearing the site, stripping topsoil, excavating for foundations, and installing below-ground drainage. The type of foundation depends on the ground conditions, which can vary considerably across East Yorkshire. The Wolds tend to offer good bearing ground, while lower-lying areas near the Humber or the rivers Hull and Derwent may require engineered solutions.
Groundworks typically take two to six weeks depending on the complexity of the foundations and drainage requirements.
Once the foundations are in and inspected, the structural shell of the building goes up. For a traditional masonry build, this means blockwork or brickwork walls rising to roof plate level, followed by the roof structure. For a timber frame build, a pre-manufactured frame is craned into position and the roof structure follows.
At this stage the building is weathertight but not finished. Getting to roof tile level typically takes eight to sixteen weeks for a standard family home.
First fix is the stage where the services go in before the walls are plastered. This includes first fix electrics, plumbing, and heating pipework, along with structural elements like lintels, joist hangers, and staircase strings. It is also the point at which any pre-planned features like underfloor heating or media cabling need to be installed.
Once first fix is complete and inspected, the walls and ceilings are plastered. Second fix follows the plaster: skirting boards, door linings, kitchen fitting, bathroom fitting, electrical sockets and switches, and heating system commissioning. This is the stage where the house starts to look like a home.
The final stage covers decoration, floor finishes, external landscaping, and the snagging process. A thorough snagging inspection before handover is worth doing, even if the build has gone well. Minor defects are much easier and less disruptive to address before you move in than after.
A standard detached family home of around 150 square metres typically takes 12 to 18 months from groundworks start to practical completion, assuming no significant delays. Self-build projects, where the owner is making decisions throughout, can take longer. Plot-finding and planning typically add 6 to 18 months before the build even starts.
