Groundworks Contractor East Yorkshire: What to Look For and the Questions Worth Asking

Groundworks are not the glamorous part of any construction project. They happen before anything is visible above ground, and they are often the first thing to be value-engineered when budgets are tight. But they are also the part of the project where mistakes are most expensive to put right and most likely to cause problems throughout the life of the building. Choosing the right groundworks contractor matters more than most people realise.

What do groundworks actually include?

The term groundworks covers everything from initial site clearance through to the point where the above-ground structure can begin. It typically includes:

  • Site strip and topsoil removal

  • Bulk excavation for foundations, drainage, and service trenches

  • Foundation excavation and concrete

  • Below-ground drainage installation

  • Sub-base preparation for concrete slabs or roads

  • Retaining structures where required

  • Service connections

On some projects, the groundworks contractor also lays the ground floor slab. On others, that is a separate concrete contract.

Why groundworks mistakes are so costly

A problem in the groundworks will manifest above ground, often much later in the build. Foundations that are too shallow or poorly constructed lead to settlement and cracking. Drainage that is incorrectly laid or at the wrong level leads to blockages, flooding, or failed inspections. Sub-base that is inadequately compacted leads to slabs that crack or sink under load. In each case, the cost of investigation and repair far exceeds the cost of getting it right the first time.

Questions to ask a groundworks contractor

  • Are you familiar with ground conditions in this specific area? East Yorkshire soils vary considerably and a contractor with local experience will have encountered the ground conditions on your site before.

  • Who will carry out the works? Understand whether the people who quoted the job are the same people who will be on site.

  • What equipment do you operate? A contractor with the right plant for the job will work more efficiently and to a better standard than one using undersized or inappropriate equipment.

  • Are you CHAS or SafeContractor approved? For principal contractor appointments and for commercial clients, accreditation matters.

  • Can you coordinate with the structural engineer and building control? Good groundworks contractors work alongside the design team rather than just executing instructions.
